Loovox Suites News: COP31 Antalya 2026, Corporate and Long Stays in Alanya

Alanya's winter is mild: 22°C in November, 16–18°C in December–January; monthly stays move to November–March
23/10/2026Alanya, 23 October 2026 — As most of Alanya's hotels close in mid-November, a separate season begins for long-stay guests who want to spend November to March in the town. Official climate averages show daytime highs of 22°C in November and 16–18°C in December and January; a table compiled from TÜİK data puts 38,563 foreign nationals from 78 countries in the district; and German tour operator TUI's winter 2026–27 analysis shows long-stay guests averaging 28 nights. This report brings together the data, industry statements and a pre-booking checklist for anyone considering a monthly stay.
What the official climate data says
The 1991–2020 averages for the Alanya station (a climate table compiled from Turkish State Meteorological Service and NOAA data; sea temperatures from the same table, approximate) [1]:
- November: average daytime high 22.4°C · night 14.6°C · sea about 21°C · 7 rainy days · 5.3 hours of sunshine a day
- December: 18.1°C · 11.2°C · about 19°C · 11 rainy days · 4.3 hours of sunshine
- January: 16.5°C · 9.5°C · about 18°C · 12 rainy days · 4.1 hours of sunshine
- February: 17.0°C · 9.6°C · about 17°C · 9 rainy days · 4.5 hours of sunshine
- March: 19.1°C · 11.5°C · about 17°C · 7 rainy days · 6.2 hours of sunshine
The Turkish State Meteorological Service's (MGM) official 1930–2025 statistics for the city of Antalya paint the same picture: average highs of 21.4°C in November, 15.0°C in January and 18.0°C in March; the wettest months are December (250.9 mm, 11.9 rainy days) and January (225.5 mm, 12.4 days) [2]. In MGM's 1991–2020 climate classification, Alanya's winter is "temperate" on the Trewartha scale [3]. In practice: no snow or frost is expected, close to a third of December and January days are rainy, and November and March stand out for sunshine.
Winter also coincides with the farming calendar. According to the West Mediterranean Agricultural Research Institute, the orange harvest starts in early November and can run until the second week of May [4]; Antalya ranked first in Türkiye with 468,756 tonnes of oranges in 2024, and the Provincial Directorate of Agriculture and Forestry lists Alanya among the leading districts [5]. Tahir Göktepe, head of the Alanya Chamber of Agriculture, says the district has "38 kinds of tropical produce adapted to regional conditions" (translated); banana growing began in the 1930s with seedlings planted in the Oba neighbourhood [6].
Winter population and demand
Alanya has no official "winter population" count; the closest indicator is the resident foreign population. According to TÜİK's end-2025 address-based population register, the district's population rose by 9,674 in a year to 371,547 [7]. A table compiled from TÜİK data by the local press puts 38,563 of these as citizens of 78 countries; the top five nationalities are Russia (11,396), Ukraine (6,000), Germany (3,855), Kazakhstan (2,369) and Iran (1,826) [8]. A year earlier the figure was 36,465 [9]; roughly one in ten people in the town is thus a foreign national living here year-round (our own calculation).
Two data points stand out on the demand side. Antalya Kent Haber reported on 5 October 2026, citing industry representatives, that German guests choose Alanya after the season for "two- to three-month long-term stays" (translated) and that the share of retired guests grows in winter; the same report puts January 2026 air arrivals in Antalya at 234,037, about 166,000 of them foreign [10]. The second is the TUI analysis published by trade journal fvw on 22 October 2026: in winter one customer in ten stays at least three weeks, the average long stay lasts 28.1 nights, the main travel period starts in January and these guests book about three weeks earlier than other winter holidaymakers [11]; according to the Turkish-language report of the analysis, about 80 percent of this group is aged 60 or over [12]. In TUI's winter 2026–27 programme, Türkiye ranks third among short- and medium-haul destinations after the Canary Islands and Egypt [13].
The framework for remote workers is also clearer. For the Digital Nomad Identification Certificate on the Ministry of Culture and Tourism's GoTürkiye platform, applicants need a passport valid for at least six months, a university diploma, an employment contract with a company established outside Türkiye and proof of income of 3,000 US dollars a month or 36,000 a year [14]; the pre-application document is used in the residence permit process [15]. The Digital Nomad Workshop held by Alanya Alaaddin Keykubat University on 28 April 2026 brought together 45 stakeholders including the Presidency of Migration Management, the District Governorship, the Municipality, ALTSO and ALTİD [16][22]; the aim announced beforehand was to revive the November–March low season [17].
What the industry says
In an assessment reported on 22 September 2026, Cem Özcan, chairman of the Alanya hoteliers' association ALTİD, said about 80 percent of Alanya's hotels close in mid-November while 11 percent stay open 12 months; the district has around 540 accommodation establishments and 160,000 beds [18]. In August, Özcan stressed that the season should be spread over a longer period: "being a strong destination offering different tourism experiences is among our priorities" (translated) [19]. Kaan Kaşif Kavaloğlu, chairman of the Mediterranean hoteliers' association AKTOB, said October–November bookings were 2–3 percent above last year and the season would run to the end of November as long as the climate allowed [20]; on 13 October he defined the goal as "spreading tourism across a wider geography and different periods of the year" (translated) [21]. Alper Gencelli, ALTAV board member and industry coordinator of the workshop, summed up the ambition as turning Alanya into "a dynamic destination that lives all year round, not only in summer" (translated) [16].
What to check before a monthly stay
The difference between a rented flat and a hotel or aparthotel usually shows in the contract and the service routine. A general checklist:
- Contract and deposit: a written contract, deposit and refund terms for a flat; written confirmation of payment, cancellation and early-departure terms at a property.
- Invoices and bills: whether an invoice is issued; for company stays, invoice details sent before arrival; who pays electricity, water and building fees in a flat.
- Internet: shared line or one dedicated to the flat or suite; speed and who to contact in an outage.
- Cleaning and linen: usually the tenant's job in a monthly rental; at a property, how often and whether extra requests are charged.
- Heating and insulation: heating, sound and heat insulation for the rainy days of December and January; damp in seafront flats.
- Cancellation and extension: non-refundable versus flexible plans; written confirmation that an extension is available.
- Location: distance to supermarkets, pharmacies, hospitals and public transport; decisive for a month without a car.
The November–March monthly stay routine at Loovox Suites
Loovox Suites is open all year, and its booking engine carries a "Monthly Stay | 30 Nights" plan valid from November to March for the Junior Suite and Superior Suite; availability and a quote come from our team via WhatsApp (+90 506 235 88 88), and offers for other periods are on the special offers page [23]. The routine: on stays of 30 nights or more, cleaning and linen change every 10 days; on stays of 7 nights or more, every 4 days. Every suite has a fully equipped kitchen, large fridge, washing machine and dishwasher, Smart TV, air conditioning, sound and heat insulation and its own dedicated 1000 Mbps fibre line; reception is open 24/7, and parking and EV charging are free. The property is anti-allergenic; suites are entered without shoes and pets are not accepted. The outdoor pool is unheated, so winter use depends on the weather; breakfast at Loovox Kitchen is charged and not included in the rate [24]. The property stands among citrus groves in the Oba neighbourhood, which the Chamber of Agriculture cites as the birthplace of local banana growing; for rainy days, the routes on the Excursions page can be used. Long-stay requests from teams coming for the COP31 summit in November are handled through the same plan.
In summary: on official data, November to March in Alanya is mild, with rain concentrated in December and January. The period is shaped by the 11 percent of hotels open 12 months, a resident foreign population of over 38,000 and long-stay winter demand from Germany. A monthly stay should be booked only after written confirmation of the contract, invoicing, internet and cleaning routine.

Corporate stays in Alanya: 80% of hotels close for winter as Türkiye's business travel spend grows 10.9%
23/10/2026Alanya, 23 October 2026 — Around 80 percent of Alanya's accommodation establishments close for the season in mid-November. At the same time, motorway, airport, harbour and street works continue, Antalya's November–December congress calendar fills up, and Türkiye's business travel spending is forecast to grow 10.9 percent in 2026. For project teams, field engineers, auditors and staff on assignment, Alanya's winter supply of year-round, kitchen-equipped accommodation is, on industry figures, concentrated in roughly one establishment in ten.
Supply shrinks in the winter season
Cem Özcan, president of the Alanya Touristic Hoteliers' Association (ALTİD), said on 22 September 2026 that around 80 percent of the town's hotels end their season in mid-November and 11 percent stay open all year. Alanya has around 540 establishments and 160,000 beds, over 20 percent of the Antalya region's establishments and about a quarter of its bed capacity [1]. On these rounded ratios, roughly 60 establishments stay open in winter (our calculation). ALTİD's August assessment expected October's activity to last until late November at many properties; closing hotels turn to maintenance [1][2].
Narrowing supply is also on the business community's agenda. The programme of Mustafa Tuna, who became chairman of the Alanya Chamber of Commerce and Industry (ALTSO) after its 10 October 2026 elections, lists under "a 12-month Alanya economy" the goal of "keeping the strong accommodation infrastructure alive all year with congresses, fairs and corporate events" [3][4].
Where corporate demand comes from
Much winter business traffic comes from infrastructure and construction. On the 122-kilometre Antalya–Alanya Motorway (contractor Limak İnşaat), physical progress was 30 percent in August 2026, with work on 14 of 16 viaducts, 2 of 5 tunnels complete and a contractual deadline of October 2028 [5]. At Gazipaşa-Alanya Airport a new terminal and VIP lounge are under construction; in August Governor Hulusi Şahin said completion was planned for October [6]. At Alanya Harbour, a 40 million TL project to rebuild a 250-metre quay sets up its site at the end of October; the 2–3 month job was deliberately scheduled for winter [7]. The second phase of the Atatürk Caddesi renewal starts on 2 November 2026, with eight utilities and operators working to one schedule [8]. In Oba, the foundation of ALTSO's 240 million TL service building is due shortly [9], and a 510-room resort hotel project has passed its final environmental assessment [10].
The second source is the regional congress calendar. Antalya hosts the COP31 climate summit on 9–20 November [11]. AKTOB's 16th International Resort Tourism Congress meets in Antalya on 25–26 November, with Culture and Tourism Minister Mehmet Nuri Ersoy expected at the opening [12]. The International Asian Seed Congress (ASC 2026), in Türkiye for the first time, brings around 1,500 industry stakeholders on 1–5 December [13][14]. Alanya is about two hours by road from these venues; the demand is from teams and suppliers working in the region around the congresses, not daily commuters.
The third source is healthcare. Alanya Training and Research Hospital treated 21,102 foreign patients from 112 countries in 2025; the 420-bed hospital also serves Anamur, Akseki, Gündoğmuş and Gazipaşa [15]. Companions of these patients also need nearby accommodation, though no published data on companion stays exists.
GBTA's 2026 Business Travel Index (3 August 2026) forecasts global business travel spending up 7.2 percent to 1.71 trillion dollars this year, with trips up only 1.3 percent to 1.84 billion; Türkiye, at 10.9 percent, is the fourth fastest-growing of the top 15 markets [16]. GBTA's European forecast for 2026 is 389.9 billion euros (up 8.2 percent), with lodging the largest expense category [17].
What the industry is saying
GBTA CEO Suzanne Neufang sums up 2026: "companies haven't stepped away from travel, but they are increasingly more selective" [16]. Alistair Murray of Ariosi, publisher of the sector's GSAIR report: "Flexibility will be the guiding principle heading into 2026" [18]. Marcus Higgins, co-founder of long-stay platform Landing: "After several days away, we all start to crave the comforts of home" [19]. Alanya Mayor Osman Tarık Özçelik, on the single schedule for winter works: "We do not want to asphalt a street and dig it up again shortly afterwards" [8].
What teams look for: kitchen, internet, invoicing, housekeeping routine
Corporate buyers increasingly prefer kitchen-equipped apartments to hotel rooms on long assignments. In Ariosi's GSAIR 2024, 63 percent of corporate buyers booked serviced apartments for assignment and project work (2023: 58 percent); the top selection criteria were policy compliance, location and traveller safety [20]. In Landing's October 2026 US survey (1,000 respondents), 46 percent would choose a furnished apartment and 31 percent a hotel for five or more nights at a similar price; 45 percent of hotel guests wished for a kitchen, and kitchen, laundry and workspace decided the booking for 41 percent [19]. In a 2025 Wakefield Research survey for Extended Stay America, 49 percent named a full kitchen the biggest advantage and 61 percent said it saved them over 75 dollars a week [21].
In practice, four things: a kitchen, so not every meal is eaten out; an unshared internet line fit for video calls; invoicing that fits company policy; and a housekeeping schedule known in advance.
How Loovox Suites handles corporate stays
Loovox Suites in Oba, Alanya, near Alanya Oba Stadium and Alanya Training and Research Hospital, is open all year, 5–10 minutes by car from the centre and the beach. Its 23 suites are laid out like homes: Junior (studio, 40–50 m², up to 2 adults), Superior (one bedroom, 50–60 m², up to 3) and the two-bedroom Deluxe, Loft and Premium Suites (90–120 m², up to 5). Every suite has a fully equipped kitchen, large fridge, washing machine and dishwasher, Smart TV, smart home system, sound and heat insulation, a balcony or terrace and a dedicated, unshared 1000 Mbps fibre line. Reception is open 24/7; open-air parking and EV charging are free. Housekeeping on long assignments is set in advance: cleaning and linen change every 4 days from 7 nights and every 10 days from 30 nights. Breakfast at Loovox Kitchen is charged; meetings and events go through partner venues off site. Recurring assignments earn Loovox Club discounts: 5 percent on the 2nd–5th stay, 7 percent on the 6th–10th and 10 percent from the 10th. For corporate bookings and invoicing details, our team is on WhatsApp (+90 506 235 88 88) or loovoxsuites@gmail.com [22]. The COP31 period and the monthly winter plan are covered in separate news items.
Alanya's winter picture is clear: most seasonal properties close in mid-November, while construction, congresses and healthcare carry business accommodation needs into winter, met, the data suggest, by year-round properties with kitchens and a known routine.

COP31 meets in Antalya on 9–20 November: 85 leaders confirmed, hotels filling up, new D-400 traffic plan
23/10/2026Antalya, 23 October 2026 — The 31st Conference of the Parties to the UN Framework Convention on Climate Change (COP31) meets from 9 to 20 November 2026 at the Antalya EXPO Center in the Aksu district of Antalya. Hosted by Türkiye, with Minister of Environment, Urbanisation and Climate Change Murat Kurum as COP President, the summit expects more than 100,000 participants from 196 countries; as of 22 October, 85 leaders have confirmed attendance. Hotels in central Antalya, Lara–Kundu and Belek are largely full, and the Antalya Governorship has announced special traffic arrangements on the D-400 for 9–13 November. Alanya, about 120 km from the venue, is not among the official accommodation areas.
Summit schedule and venue
The conference opens on Monday 9 November and closes on Friday 20 November. The venue is the Antalya EXPO Center (Solak Alanya Yolu Serik Caddesi, Aksu), the converted EXPO 2016 site, 20–30 minutes by road from Antalya Airport. The site covers about 1.1 million m², half of it the Blue Zone where negotiations take place and half the public Green Zone. The Leaders' Summit is on 11–12 November; the UNFCCC says the Green Zone is closed to visitors on those two days, and the whole site, including the registration desk, is closed on Sunday 15 November. Türkiye hosts and holds the COP Presidency, while Australia's Minister for Climate Change and Energy Chris Bowen presides over the negotiations under a compromise the two countries reached at COP30 in Belém in November 2025.
Attendance and preparations
The official expectation reported in September by İsmail Öntaş, Antalya Provincial Director of Environment, Urbanisation and Climate Change: more than 100,000 participants from 196 countries, over 100 heads of state and government, over 400 ministers and more than 30,000 staff. On 22 October Minister Kurum toured the site with Interior Minister Mustafa Çiftçi and gave updated figures: 85 leaders confirmed, around 300 ministers expected according to UN sources; 159 pavilions and 90 delegation offices approved (the highest in COP history, according to Kurum); 3,000 journalists accredited. More than 1 million visitors are expected over the conference period.
Some 38 km of roads have been renewed, including over 21 km on 4 main arteries and 12 connecting roads between hotels and the venue. Transport from accommodation areas runs on 7 road routes and a tram line planned with Antalya Metropolitan Municipality, with 630 additional vehicles in service. Antalya Airport's annual passenger capacity has been raised from 35 million to 82 million and aircraft parking from 108 to 176 stands. Interior Minister Çiftçi said about 26,000 personnel will be on duty by land, air and sea and that daily visitor numbers are expected to reach 100,000.
Official statements
Speaking to reporters in Antalya on 22 October, Minister Kurum said: "So far, 85 leaders have confirmed their attendance." (translation) He said the summit is expected to generate about USD 2 billion in direct economic activity in Antalya, with total added value reaching USD 3–4 billion through the multiplier effect. Interior Minister Çiftçi summed up the security planning: "As at the NATO Summit, we have taken the necessary measures here too." (translation) Provincial Director Öntaş had set out the expectation during September's press tour: "Antalya will be the centre of global climate diplomacy in this process." (translation) A first signal on the agenda has also arrived: on 23 October, IEA Executive Director Fatih Birol told the "Investment Summit Toward COP31" in Istanbul that work is under way on an international pledge to raise electricity's share of energy consumption from 23 to 35 per cent by 2035.
The accommodation picture in Antalya
Demand built up months ago. On 12 July, Alp Özel, president of the Antalya Touristic Hoteliers and Pension Owners Association (ANTOB), said some boutique hotels and guesthouses in Kaleiçi had reached 100 per cent and tourist hotels in Lara and Güzeloba were also full: "Everyone is full for that period; I can say we are sold out." (translation) On 24 July, Anadolu Agency reported that some of Kaleiçi's roughly 180 properties had stopped taking bookings for the summit dates. Ercan Çek, vice-president of the Professional Hotel Managers Association (POYD), reported on 12 August that many properties had set aside about half their capacity for the summit and that around 15 upper-segment hotels in Belek had been selected for leaders; on 19 September he said some hotels had stopped selling for 9–20 November or moved prices above their usual range. According to a 19 October report by Yeni Alanya, there is no data confirming a general price rise across Antalya; this report carries no price data either.
Official bookings run through cop31.coraltravel.com, the platform opened in March by Coral Travel, the COP31 Presidency's official accommodation partner. The official site recommends staying near the venue, in Belek and the coastal resort zone, in the city centre, or in places with shuttle or public transport links; Alanya, Side and Manavgat are not on that list. The page's warning is plain: "Due to the high number of expected participants, early booking is strongly recommended." Under the host country agreement published in the Official Gazette on 8 September, Türkiye will run free shuttles between the main hotels on the official portal and the conference venue from 3 to 20 November and will monitor room occupancy and price compliance through a central system; airport transfers are to be offered on "reasonable commercial terms" and there is no general price cap. The UNFCCC's participant information settles the shuttle question: "Shuttle stops will be available only at hotels listed on the official COP31 accommodation platform." Anyone staying elsewhere must reach the nearest stop on their own.
Practical information for visitors
- Green Zone registration: Registration at cop31.tr/register-to-visit is required for the exhibitions, talks and events; according to local press, registered visitors receive an entry card with a QR code. The Green Zone is closed to visitors on 11–12 November, and the whole site is closed on Sunday 15 November.
- COP31 Visa (official source: cop31.tr/visa-and-entry): Free of charge and multiple-entry for participants whose UNFCCC registration has been approved; valid from 1 to 30 November 2026, stays of up to 30 days; applications via evisa.gov.tr, processing usually up to 7 working days. Accompanying family and friends are not eligible and follow the standard visa procedure. Travel medical insurance is mandatory.
- Traffic arrangements (Antalya Governorship, 9–13 November): On the D-400 between Dikmen Junction (Belek–Kadriye turn) and Altınova Junction (TEDAŞ), the carriageway in the Antalya–Alanya direction will carry two-way traffic; according to Governor Hulusi Şahin one direction will be reserved for summit transport. Intercity bus services and truck and freight traffic are scheduled for 22:00–06:00, fuel deliveries on the main route for 00:00–06:00; district bus timetables may change. The Governorship asks drivers to allow extra time and to prefer public transport; road information on ALO 159.
- Transport partners: Transfers by BoB, car rental by Bagacar, discounted Turkish Airlines fares via Section Turizm; routes and stops on the transport.cop31.tr map.
What it means for Alanya and Loovox Suites
Let us be clear: Alanya is not a base for commuting to the summit every day. From Oba, where Loovox Suites is located, the COP31 site is about 120 km by road, roughly 2 hours in normal traffic; Antalya Airport is about 130 km away and Gazipaşa-Alanya Airport about 41 km. Official COP31 shuttles do not run from Alanya, and on 9–13 November drivers enter the Governorship's regulated section at Dikmen Junction and should allow extra time. With that understood, for whom does Alanya make sense?
- Those who want a few days of rest before or after the summit: a quiet setting among citrus groves on the banks of the Oba river.
- Family members accompanying a delegate: the delegate stays in Antalya while the family has a suite with a kitchen, a children's pool and a playground (accompanying persons follow the standard visa route).
- Delegation staff working remotely: every suite has its own dedicated, unshared 1000 Mbps fibre line.
- Those who cannot find a room in Antalya and, knowing the distance and the shuttle rule, plan to drive.
The property has 23 suites, each with a fully equipped kitchen, a washing machine and dishwasher, sound and heat insulation, and a balcony or terrace. Reception is open 24/7, parking is free and there is an electric vehicle charging point. Airport transfers are provided by a contracted external company and are paid.
